The purchaser shall make a non-refundable deposit at the conclusion of the auction in the amount of Ten Thousand Dollar ($10,000.00). The deposit must be in the form of cash, certified check, cashier's check, or good personal check secured by purchaser's personal demand note. The balance to be paid upon delivery of a General Warranty Deed according to applicable law. Possession to be given at closing and date of deed. Time is of the essence in the purchase agreement. Taxes and HOA fee to be prorated to date of closing. Buyer will pay $150.00 for the preliminary title exam. The property is being sold as is with no warranty. All risks of loss with respect to the property shall remain with SELLER until the closing and delivery of deed. Buyers Premium

A 10% Buyers Premium will be added to the winning bid to determine the final contract selling price for the property.

Purchase Agreement

The Winning Bidder will be required to execute the Auction Purchase Agreement:

g.An unencumbered marketable title to said property to be conveyed by General Warranty, with the usual covenants such as a title company will insure, subject to easements of record, restrictive covenants of record as to the use and improvements of said property and any applicable regulations imposed by Bullitt County
h.Time is of the essence.
i.BUYER hereby releases the SELLER and Auctioneer/Broker from any and all liability relating to any defect or deficiency affecting said real estate, which release given shall survive the closing of this transaction.
j.We/I have read the entire contents of this contract and acknowledge receipt of same. We/I, are/am not relying on verbal statements not contained herein.
